HOUSE RULES: * Quiet Hours 10pm-8am. * Please remove shoes while inside the house * Please do not move any furniture. No food or beverages in bedrooms. * No pets (strictly enforced). * Please be a good neighbor! This home is located in a residential area and we ask that you respect our neighbors. RESERVING GUEST + REGISTERED GUESTS: * Reserving guest must be 25 years of age or older to reserve the home and must provide government issued ID upon request. * Reserving guest must provide a list of each guest over the age of 18. No unregistered guests without prior approval. * Reserving guest is responsible for communicating all house rules to the registered guests. QUIET HOURS: * Quiet hours are from 10:00 PM to 8:00 AM. * Please make sure the game room garage doors are closed and there is no loud music or noise outside the home. If you are enjoying the hot tub please keep all voices at a low because, as we all know, noise travels. * If we receive a Noise Complaint from Suncadia Resort, fines from $250 to $500 may be applied. Suncadia is very strict on this and we request our guests to be mindful of noise levels to respect the surrounding community. HOT TUB: * Maximum of 6 guests may use the hot tub at any given time. More than 6 people will cause an unbalance in the pH and could result in a drain + refill. * Please rinse in the shower prior to entering the hot tub to ensure a clean hot tub. * Children under 18 must be supervised at all times. * If hot tub requires a drain and refill due to excessive dirt, broken glass or products not suitable for hot tubs, guests are responsible for $150 drain and refill fee. * Please replace hot tub cover after each use. FIRES * Burning wood or charcoal fires during seasonal burn, leaving a fire pit unattended into the overnight hours or any other neglectful conduct which presents a severe fire risk (such as adding accelerants) will be subject to fine in the amount of $500. PARKING: * Driveway accommodates up to 3 vehicles. * No street parking (per Suncadia policy). * Limited additional parking is available nearby on a first-come, first-served basis. * No parking over or on any vegetation which includes grass or weeds along any street. Suncadia Resort will issue per 24-hour period, $100 per vehicle and up to $500. EVENTS & OCCUPANCY: * Premises is limited to occupancy and use by no more than the Max Occupancy. Occupant shall not use the premises for any event or party. GARBAGE & RECYCLING: * The garbage and recycle bins are in the exterior closet on the back side of the garage. It is the closet door to the right. Snow sometimes prohibits them from collecting, if so, just leave it in the closet. * Please keep this door closed to prevent attracting any wildlife near to the garbage. SUNCADIA AMENITIES + RESTRICTIONS: You can access the following events or amenities that Suncadia offers: * Events at the Nelson Farm Preserve such as the Fall Festival, Farmer's Markets, Pop Ups, etc * Ice Skating near the lodge * Any of the restaurants or bars at the lodge, Swiftwater Winery or the Inn * Tubing/ Sledding hills * Golf (including a free par 3 area near the winery) * Equipment rentals (bikes, paddleboards, etc) Restrictions include: * Pool/ Fitness - We are unable to provide access to the Suncadia Swim + Fitness centers, including the Nelson Farm Pool. These restrictions are due to Suncadia policies that are outside of our control. * Suncadia policies prohibit all terrain vehicles and snowmobiles.

Guests will have private and exclusive access to the entire property. This includes the main house, the detached studio above the garage, and all outdoor amenities such as the covered patio, gas fire pit, and private hot tub. Check-in is seamless with a unique digital key code provided prior to your 4:00 PM arrival, allowing for convenient self-check-in.
